1.             Put dirty dishes inside the dishwasher (or quickly wash them).

2.            Make the beds and hide the clutter.

3.            Wipe the counters, appliances, and kitchen sink.

4.            Empty the garbage.

5.            Hide dirty clothes in the washing machine.

6.            Wipe bathroom counter, sink and faucets.  Hide toiletries and valuables.

7.            Turn on all the lights and lamps.

8.            Check the clock, if time, run the vacuum.

9.            Check the front porch for cobwebs, papers….

10.          Go get a cup of coffee and relax!  You did it!

This year’s Cost vs. Value Report, by Remodeling magazine, provides ample support. The annual survey uses input from REALTORS® in 80 cities to rank home remodeling projects according to those that bring the greatest cost recovered at resale. And looking at the five projects that topped the list, it’s clear that first impressions really do matter when sellers list their home. 

Big-bang projects can make or break a sale from the moment potential buyers exit their car. A midrange entry door replacement brings the highest payback at a national average of 102.1 percent, followed by a midrange garage door replacement, at 83.9 percent, and an upscale redo of the siding at 80 percent of the cost. Step into the home, and a midrange kitchen remodel recoups an average 72.8 percent. Gaze into the backyard, where a wood deck addition also generates a 72.8 percent return. 

Also noteworthy in this slow-growing economy is that four of the top five projects are “midrange” projects aimed at budget-conscious sellers.

Tax Credit Incentive Still Available to Some Military…

 On November 6, 2009, President Obama signed into law the “Worker, Homeownership, and Business Assistance Act of 2009” (the 2009 Assistance Act). In addition to providing an extension of unemployment benefits for the long-time jobless, the 2009 Assistance Act includes tax relief for military and other service members. Following are two of the new provisions. Please call our offices for details of how the new changes may affect you or your family.

 Waiver of Homebuyer Credit Recapture

 The first-time homebuyer tax credit must be recaptured (i.e., paid back to the government) if the home is sold (or ceases to be used as a principal residence) within three years of the purchase. A more extensive recapture rule applies to qualifying home purchases in 2008. The 2009 Assistance Act provides that the first-time homebuyer credit does not need to be paid back if, after December 31, 2008, the home is sold (or ceases to be used as a principal residence) by a member of the uniformed services, a member of the U.S. Foreign Service, or an employee of the intelligence community, in connection with a government order received by the individual or the individual’s spouse for qualified official extended duty.

Extension of Homebuyer Credit for Service Members Overseas

 The first-time homebuyer tax credit was scheduled to expire on November 30, 2009, but the 2009 Assistance Act extends the credit to purchases before May 1, 2010 (July 1, 2010, for taxpayers with binding contracts). For service members serving overseas, the extension is one year longer. The 2009 Assistance Act provides that for service members serving outside the United States for at least 90 days during the period beginning after December 31, 2008, and ending before May 1, 2010, the purchase must occur before May 1, 2011 (July 1, 2011, for taxpayers with binding contracts). The idea behind this additional extension is to allow service members stationed overseas to take advantage of the credit when they return.

It happened last Friday…perhaps a first in Anacortes history!  Two established businesses located across from each other on Commercial Ave. in Anacortes moved into each others office space, to their mutual advantage!

Staying out of the way

 

               

 

 

Broker-owner Jean Groesbeck needed more space for a growing group of outstanding Coldwell Banker agents, and Chicago Title Co. manager Mary Mansfield and staff can function more efficiently in less space.  What could be simpler than that!  A true WIN-WIN!

 

              

 

This is not to say it came about effortlessly.  Moving, as we all know,is never easy!  A myriad of details involving landlords, telephone and internet providers and others had to be skillfully orchestrated, as this was a SIMULTANEOUS move with both businesses needing to minimize any down time.  By the end of ONE day, all furniture and equipment had crossed the street, with some even rolled across Commercial Ave., and both companies were “up and running”! 

 

              

 

What made it a reality were the  detailed advance planning, the extra effort of service providers like Anacortes’ own Pat Myers and his VIKING MOVING SERVICES crew, and the energy and enthusiasm of all involved.  CONGRATULATIONS EVERYONE!

 

         

 

It was a long day but well worth it!

Planning Your Move

 

Moving seems to always take longer than home buyers or sellers expect.  We often find our clients do not allow enough time to complete the moving process and don’t realize how much “stuff” they have accumulated.

 Here are some stops to take to help you make the move to or from anacortes easier.

  •  Decide how the move will be accomplished.  If you are considering hiring a professional moving company, call right away and get a bid. We suggest Viking Moving Services and they are happy to give you a free estimate. (You do not need to wait until your home has an accepted offer to gather the information your will need.) If you think you want to rent a U-Haul, also get the information on that. Once you know the moving date call and make your reservations!

 

  •  How long will it take you to move? The average move takes over 200 hours! As soon as you decide to move start to de-clutter and pack, sell, or give away things. If you are using a professional mover they can pack the items and keep them in storage until you are ready to move. It makes the move easier and makes your home show better.

 

  • Note: If a professional moving company is moving you they will usually only insure those things they pack, but not the things you pack. You might want to let them repack the items you pack.

 

  • Once you have selected the new home, decide what furniture will go where. If there are pieces that won’t fit in your new house, then get rid of them before you pay to move them!

 

  • Plan to take time off of work, and/or hire help. There is always “more to it” than most people realize.

 

There is an on-line planner that gives you a week by week count down 8 weeks prior to your move.  You can personalize the planner and signup to have reminder emails sent to you.  The site is Move.Com.

 Take time to plan your move and it will save time in the long run!
