New Year, New You?


The beginning of the New Year is a time most of us make resolutions on what we want to change or improve in our lives for the coming year. Unfortunately, it is very common to get side tracked and forget about our resolutions as the year goes by. Here are some tips to help you actually keep those goals for this year.

Think small: Contrary to popular belief, smaller goals will give you a greater chance of success. For example, if your goal is to lose weight, commit to having a healthy lunch and exercise two days a week. Achieving smaller goals will get you closer to your big goal.

Have a plan: Write down what it will take to achieve your goals. Specify what needs to be done and when. This plan will be the “map” to follow to achieve success.

List the pros and the cons: Make a list of pros and cons for each goal and keep it somewhere visible. Whenever you need help, this list will get you motivated to keep going.

Track your progress: Keep a calendar to track your progress. It is easier to stay motivated when you see your progress. Don’t forget to celebrate each milestone!

Don’t be shy: Share your goals with your family and friends. This way, you will have the support from others who will hold you accountable if you get side tracked.

Be nice to yourself: Don’t panic if you fail on a particular day, it’s okay! Simply re-evaluate your plan and get back on track the next day.

Home Safety for Baby Boomers


Have you stopped running up and down the stairs, or now want brighter light bulbs?  We aren’t getting any younger!

Most Baby Boomers prefer to age in place – if you or your parents are Baby Boomers, here are some safety tips to consider for your home:

  • Add handrails on both sides of stairs.
  • Add handrails next to the toilet and in the shower.
  • Remove clutter and open the floor space. Small objects like magazine racks can be a tripping hazard.
  • Do you have a fire extinguisher?  Have you checked it lately?  They should be checked annually.  Keep one under the kitchen sink, in the garage, and in the utility room.
  • Install pullouts for cabinets, especially lower ones.
  • Don’t climb on the ladder!  Hire someone to do it or ask a family member.
  • Install additional lighting or lamps.
  • Make sure your house number is very visible from the street.  You want medical personnel to quickly find you in case you need to call for help.
  • Take a CPR class.  Even if you know CPR take a class again, as they have changed the suggested procedures.

5 Things to Avoid When Applying for a Home Loan


When applying for a home loan, many buyers are unaware that there are things they should avoid as to not impact their credit report.  Here are five things applicants should avoid:


  • Postpone purchasing major items such as a new vehicle, furniture, or appliances.  If the new purchases increase the amount of debt you owe each month, it is possible to be disqualified from the loan altogether or for available funding to be cut.  Your real estate agent can provide more information.
  • Avoid moving assets between bank accounts.  Transferring funds could complicate the application process and if something appears out of the ordinary, you must disclose and document the source of funds for each deposit.
  • Avoid changing jobs.  A new job may involve a probation period or a change in compensation, and most commissions or bonuses must be averaged over a two year period with the same employer to qualify.
  • Avoid consolidating bills before speaking with your lender.  The loan officer can advise you if this needs to be done, or if it is possible to consolidate simultaneously with the loan closing date.
  • Avoid packing or shipping information needed for the loan application.  Do not pack documents such as W-2 forms, tax returns, divorce decrees or anything you may need to finalize things with your lender as duplicates can take weeks to obtain, potentially stalling the closing date.

Is a Home Owner’s Association Right for You?


Seventy percent of residents living in a community with a Home Owner’s Association (HOA) are satisfied living with its rules and regulations (source IBOPE Zogby International). The same survey showed 81 percent of association residents consider their association assessment as good or great, and 76 percent say the dues enhance property value.

Many buyers may think it is just another monthly payment and seek to avoid these neighborhoods. Some buyers may view HOAs as restricting because they may control the color that your paint your house or the types of landscape you can have, but in actuality, these regulations often protect the value of your home. Many buyers miss the big picture of how HOA fees can be a benefit.

One of the most attractive benefits to HOA fees are the amenities. Some communities offer clubhouses, libraries, gyms, tennis courts, basketball courts, parks or other attractive amenities that are paid for through HOA fees.
